We use Hippo CMMS. Straightforward, intuitive, simple interface. Good solution for non tech savvy employees. Also very cost effective.

We use E-Maintenance which is a hosted solution that is working well for us. It will handle PMs plus a lot more - for us tracking of spare parts, ordering, work orders, etc. It does require someone to manage it well so you will need to consider your company size/resources relative to what it can do for you. This is self-serving since I work there but we know that our Corrigo software can save 15-20% within 6 months. It is a hosted solution used in numerous industries and companies of all sizes regardless of whether external vendors are used or in-house techs. It is geared toward companies with multiple facilities.
